What to do before each deadline
Before March 1: file homestead if you bought and moved in during the prior year, apply for portability if you moved from another Florida homestead, and file or renew senior, veteran and disability exemptions. See the homestead exemption guide.
Before April 1: file your tangible personal property return if you own a business or a furnished rental. See the TPP guide.
When your TRIM notice arrives: check values and exemptions immediately. Start an informal review if something looks wrong, and file a Value Adjustment Board petition before the deadline printed on your notice. See the TRIM notice and appeals guide.
In November: pay early for the 4% discount, or confirm that your mortgage servicer paid. See the property tax guide.
Dates are general and may shift slightly from year to year. Always confirm with the official office responsible.
Frequently asked questions
What happens if a deadline falls on a weekend or holiday?
Some deadlines move to the next business day when they fall on a weekend or legal holiday. The official office responsible confirms how each year's dates fall. Don't wait until the last day.
Why are some dates marked approximate?
TRIM notice mailing dates, the Value Adjustment Board petition deadline and the tax certificate sale date vary slightly each year. The tracker estimates them. For the appeal deadline, always use the date printed on your own TRIM notice.
Is the homestead deadline really March 1 every year?
Yes, March 1 is the statutory deadline for homestead and most other exemptions and for agricultural classification. Limited late filing may be possible in special circumstances, generally no later than 25 days after TRIM notices are mailed.
